Tom Koelzer is Co-Founder and Managing Partner of Tenant Advisors, Inc., which he founded in 2004 with partner Dave Ven Horst. The firm represents office tenants only and never represents landlords, so every negotiation is free of the conflict of interest built into dual-agency brokerage.

Tom has worked in commercial real estate since 1986. Before co-founding Tenant Advisors, he was a First Vice President on the landlord side at a national brokerage. That experience shapes how he negotiates: he knows how landlords price deals, where concessions are available, and how much room a landlord actually has.

Under Tom and Dave's leadership, Tenant Advisors has negotiated more than 2,000 office leases, and the team brings 80+ years of combined experience. Every engagement is led or directly overseen by a co-founder.

Tom works across five Chicago-area submarkets: the Northwest Suburbs, O'Hare/Rosemont, the East-West Corridor, the North Suburbs, and the Chicago CBD. His focus is tenants in the 3,000 to 50,000 SF range, including corporate offices, law and accounting firms, nonprofits, and medical and dental practices.

Services include lease renewal negotiation, relocation and site selection, sublease and disposition, renewal vs. relocation analysis, and lease audits. There is no cost to tenants; the landlord pays the fee.

Tom is a graduate of the University of Michigan and lives in Barrington.
